CBSE Affiliation & Land Requirement Norms:

Land requirement always remains a BIG challenge in Tier 1/ Tier 2 Cities and expensive as well.
Recent changes of reduced land requirements from Jan’26 for CBSE Affiliation are tremendously helpful in School Start up Project Cost & opens Bigger opportunities for Schools getting opened in populated area where small land parcels are available.
The information is based on the official Circular No. 04/2026 (issued 19 Jan 2026) published on the SARAS 6.0 portal:
CBSE now uses a tiered category system for land requirements, depending on location and level of schooling :
Category A – Standard Areas (Anywhere in India)
- Up to Senior Secondary (Class XII): Minimum 6,000 m² of land Applicable for schools located in general areas without land constraints.
Category B – State Capitals, ‘Y’ Cities & Hilly Areas
- Up to Secondary (Class X): Minimum 2,400 m²
- Up to Senior Secondary (Class XII): Minimum 3,200 m²
- These typically include state capitals or notified urban/hilly regions.
Category C – ‘X’ Cities & Specific Regions
- Up to Secondary (Class X): Minimum 1,600 m²
- Up to Senior Secondary (Class XII): Minimum 2,400 m²
- This applies to denser cities (e.g., high land-cost areas) or regions such as Arunachal Pradesh, Sikkim, Andaman & Nicobar Islands and Lakshadweep.
Play Area Norms (Mandatory for All Schools)
- All CBSE schools must have a minimum play area of 2,000 m² within the campus.
- If the campus land is smaller: schools may lease or enter a 15-year agreement with a nearby playground/sports facility (within 200 m and safely accessible).This applies to denser cities (e.g., high land-cost areas) or regions such as Arunachal Pradesh, Sikkim, Andaman & Nicobar Islands and Lakshadweep.
Notes :
- These norms are part of the updated affiliation bye-laws effective from 2026, replacing the older single standard minimum (previously around 6,000 m² or various exceptions under the 2018 bye-laws).
- The land must be contiguous, properly bounded, and primarily for educational use (as per other CBSE affiliation rules).
